Risk Warning

Last updated: 15 September 2026

Please read this before requesting investment information. Property investment carries risk. You could lose some or all of the money you invest, and you should only invest money you can afford to have tied up for the long term.

Key risks

  • Your capital is at risk. The value of property, and of any investment linked to it, can fall as well as rise.
  • Investments are illiquid. Property takes time to buy, refurbish, refinance and sell. You may be unable to withdraw or sell your investment when you want to.
  • Returns can vary. Any projected return is an estimate. Some opportunities include security, such as personal guarantees or a legal charge over property. Security reduces risk but does not remove it: property values can change, charges rank in order of priority, and enforcing security takes time. Past performance is not a reliable indicator of future results.
  • Project risks. Refurbishment costs, delays, contractor performance, valuations, lender decisions, interest rates and tenant demand can all affect outcomes.
  • Concentration. Our activity is focused on residential property in Merseyside and the North West, so local market conditions have a significant effect.
  • No compensation scheme protection. These investments are not covered by the Financial Services Compensation Scheme (FSCS), and complaints cannot be referred to the Financial Ombudsman Service.
  • Not FCA regulated. Neither Virtuous Property Group Ltd nor Virtuous Property Services Ltd is authorised or regulated by the Financial Conduct Authority.

Who investment information is for

Details of specific opportunities are shared only with investors who certify as high net worth or sophisticated under the Financial Services and Markets Act 2000 (Financial Promotion) Order 2005. These exemptions exist because such opportunities are suited to experienced investors who understand and can bear the risks.

Take independent advice

We do not give financial advice. If you are unsure whether an investment is right for you, speak to an independent financial adviser authorised by the Financial Conduct Authority before investing.
